With Edith and Phil's retirement plans hinging on the sale of the house, Phil begins to despair it will ever sell. Queenie persuades him to hold an Open Day - but she has ulterior motives.
After the disastrous Open Day, Phil has disappeared. As Edith searches for him, her difficult sister Joan invites herself to stay. Roger comes up with a new money-making scheme - renting out his mum's spare room.
Edith is finding her sister Joan irritating in the extreme. Meanwhile, impatient to see Phil sell the house, Roger decides to try and help the process along by checking the roof for dry rot.
Phil is outraged to find that characters in the debut novel of local author Wendy Stevens are thinly disguised portraits of him and the family. Roger continues to busk by the river but is horrified to spot a familiar face in the crowd.
Edith and Phil can finally make a plan for their wedding - which doesn't include an invitation for Bob - and Roger enlists Georgie to video the proceedings.
